Neighborhood Stabilization Homebuyer’s Seminar July 31

Citrus County’s Housing Services and Neighborhood Housing & Development Corporation will be holding Homebuyer’s Education Seminars for those families purchasing a home through the Neighborhood Stabilization Program and those interested in doing so.

The first seminar will be on Saturday, July 31, from 8 a.m. to 4:30 p.m., and the second one will be held on Saturday, August 14, from 8 a.m. to 4:30 p.m.
The program is for potential homeowners interested in buying two or three bedroom foreclosed homes through a $3 million federal grant program the county is administering. The program aims to get moderate and low income buyers into the homes, which will be primary residences, after the homes are purchased and rehabilitated with the grant money.
The Housing Division of the Citrus County Community Services Department is using the grant program not only to help get families into affordable homes but to help get foreclosed homes occupied and back on the tax roll.
The seminars will be held at the Citrus County Resource Center at 2804 W. Marc Knighton Court in Room 135. Marc Knighton Court is off County Road 491 just south of Beverly Hills.
In the program qualified buyers get help in buying the rehabilitated houses on a first come first qualified basis. In addition to reasonable prices, rehabilitated structures and favorable interest rates, some second mortgages will be available, and the program will cover the closing costs.
Applicants for the program can earn up to 120 percent of the area’s median income and qualify for the program (single person - $39,250, family of two - $44,850, family of three, $50,450, family of
four- $56,000).  Interested persons should get pre-approved by a lender.
There is no charge for the seminars, which program participants must take. Those individuals attending will receive a Certificate of Completion. Families interested in getting into the program can attend and obtain an application at the seminar.
Both sessions will cover an orientation period, fair housing laws, managing your finances, budgeting and credit, self evaluation-are you ready, getting a mortgage loan, shopping for a home, down payment assistance, homeowner’s insurance, home inspection, managing your home’s energy, maintaining a home, and the closing.
